Responsive Repairs Surveyor

Responsive Repairs Surveyor vacancy for a Local Authority Housing Section based in Hertfordshire.

Specific Duties:
Undertake inspections and fault diagnosis to ascertain the cause of building defects and recommend or instigate the appropriate remedial action.
Provide professional advice upon a range of surveying services including, party wall, boundary disputes, permission to undertake alterations, disrepair and insurance claims.
Development of project plans and programmes to ensure the delivery of the work within the agreed timeframe and budget required by the Council.
Procurement of external contractors including developing project scopes, specifications, tender documents, and the evaluation and selection of Contractors.
Effectively managing and directing the work of consultants and other specialists appointed to assist in the delivery of projects including defining Consultants briefs, agreeing appointments, paying invoices, and performance management.
Monitor the Contractors progress (actual v planned progress), to ensure the effective resolution of issues and the regular progress of the works, and provide regular reports on cost and quality including KPIs.
Ensure that works are delivered to the quality required by the Council's standards, within budget and completed within timescales.
Compile health and safety information and produce reports on outcomes of performance against agreed targets.
Ensure the maintenance of project files in line with the Council's Quality Assurance and audit requirements.
Ensure excellent communication and networks are developed and maintained with a range of agencies and stakeholders including contractors, Members, tenants and leaseholders.
Ensure that the highest quality service is provided to residents, whilst maintaining value for money in all areas of activity.
Keep up to date with best practice in relation to property services and construction contracts to promote innovation and best value.
Consult and brief tenants and colleagues regarding projects and ensure tenants are aware of and understand the proposed work and any likely inconvenience or disturbance as a result of the work
Assist in the out of hours emergency repairs rota
Take ownership of customer, member and MP enquiries and ensure an appropriate and timely response to all enquiries.
The post will involve duties that require work outside normal office hours. The post holder will be required to work flexibly and adjust working hours to meet the demands of the service.
