Monitor Network Flow or Siterra for new antenna modification projects.
Make entry into real estate project tracking database for antenna modification projects and maintain detailed task updates.
Identification of and coordination with property owners to gain authority to enter into legal agreements for the installation or modification of a wireless communication facility.
Determination of pre-existing lease rights and pricing guidelines as they may exist.
Prepare colocation applications per the established scope of work.
Negotiate lease, license and/or easement agreements with identified property owners.
Coordinate site visits with multi-disciplinary team, including RF Engineering, Transport, and Construction Management.
Fund, obtain quotes, order, and Track subcontractor services for surveys, legal, Regulatory, environmental, and structural.
Maintain at all times current knowledge of site status to facilitate an activity log, which tracks the applicable project milestones and forecast completion dates.
Complete due diligence packages, including property research, zoning maps and analysis, parcel maps, street maps, etc. for selected sites.
Secure Lease Drafts between Landlords and VZW counsel; prepare executable leasing packages in accordance with VZW specifications.
Interact with RF Engineering and construction to ensure compliance with all client, landlord, jurisdictional, governmental, and industry requirements.
Accurate project forecasting and reporting to PMO.
Attend status meetings and present site status reports.
Have knowledge of local Land Use and Building permitting process.
Ensure that sensitive information is kept confidential and caution others when information might be violated
Support the preparation and filing of zoning applications
Interpret zoning codes and ordinances
Interpret zoning codes and ordinances as they apply to site telecommunication facilities
Minimum B.S. degree
Minimum 3-5 years' experience with wireless carrier or tower Management Company in the field of Real Estate lease preparation and co-location applications.
Understanding and ability to read a tower structural analysis report
