THE COMPANY

A leading UK Mobile Network Operator with ambitious growth plans is looking for an IN-HOUSE COMMERCIAL PROPERTY LAWYER based in MAIDENHEAD. The role is wide ranging and varied and involves many different aspects of commercial property from retail to data centers to offices-there is a lot of interface with all other areas of the business.

MAIN RESPONSIBILITIES

- Providing PRAGMATIC LEGAL ADVICE in an operational context in relation to the retail rollout and other property related issues, often FORMULATING THE DEAL AND FINALISING HEADS OF TERMS
- Drafting and negotiating COMMERCIAL PROPERTY CONTRACTS
- Liaising with and INSTRUCTING EXTERNAL COUNSEL (where necessary)
- Communications with LANDLORDS AND OTHER THIRD PARTIES

The Team provides a wide range of legal (primarily property based) services to the business and is responsible for handling all legal matters relating to the companies' property portfolio (retail stores, offices, data centres, call centres etc) and also manage issues with relation to the radio access network cell site estate across England & Wales & Scotland.

OVERALL RESPONSIBILITIES:

- Negotiating and agreeing commercial property agreements and leases and dealing with other commercial property matters including any property litigation
- Advising estates and property and facilities on legal queries and achieving a resolution by negotiation with landlord/landlord's solicitor, where relevant
- Dealing with the disposal of surplus properties both retail and commercial
- Dealing with general Landlord and Tenant Act Matters
- Managing and instructing external lawyers on commercial property matters in particular relating to the retail and commercial property portfolio
- Advising the business on general property issues -acquisitions and general estate management
- Managing own workload: planning and monitoring own tasks and informing Senior Legal Counsel/General Counsel of any significant matters and issues
- Ability to multi-task and manage client expectations applying skills and time in most efficient and practical manner to deliver high quality results
- Liaising with other HWL Business areas providing property advice and support where necessary.

REQUIRED SKILLS

- Commercial property lawyer with EXPERIENCE IN RETAIL/OFFICE COMMERCIAL PROPERTY
- Worked closely with business teams, providing practical day to day advice
- STRONG ADVISORY, DRAFTING AND NEGOTIATION SKILLS
- Knowledge of TELECOMS mast site experience is A PLUS but not essential
- Proactive, practical and commercial - takes initiative and focuses on solutions, ability to deal with strong individuals
- Constructive and consultative team player with good communication skills
- Flexibility and ability to handle change, time pressure and other features inherent in a start-up business
- Strong planning, multi-tasking, organisational, communication and problem solving skills
- Basic word processing skills and computer literacy
