Caretaker - Manchester - Social Housing Background Desirable

1- 2 months contract - 35 hours per week

£8.97 per hour PAYE / £10.00 Limited

OVERALL AIM OF THE JOB

You will be responsible for the day-to-day management and maintenance of a designated multi storey block, flats /maisonettes and their immediate grounds. You will provide a relief service to other properties and provide a high quality, responsive and customer-focused service to tenants at all times.

MAIN TASKS OR ACTIVITIES OF THE JOB

1. Provide a complete cleaning service including using the floor buffing machine for all communal areas, including laundries, lifts, store rooms, bin chutes, bin room etc. and encourage tenants to participate in
keeping communal landings tidy to health and safety specifications.
2. Carry out regular inspections of general services e.g. Lifts, tanks, pumps etc.,
maintain written records and report defects.
3. Monitor all faults, damage to property and carry out basic repairs in both
communal areas and in tenants flats after training.
4. Maintain the grounds in the immediate area of the property.
5. Monitor when visits by other departments are made to undertake work such as litter removal or refuse collection and make sure they are in accordance with work
schedules, reporting any service failure.
6. Participate in regular safety inspections and ensure safety and fire procedures
are observed.
7. Be responsible for the operation of laundries, where applicable.
8. To provide basic security of the property and be familiar with the operation of
CCTV and security equipment.
9. Record and report any emergencies outside normal office hours to the Local
Services Team and / or On Call Centre.
10. Keep accurate records of lettings and provide tenants with regular information via communal notice board.
11. Report and progress repairs to communal areas, repairs for disabled or elderly
tenants or in cases of obvious emergency.
12. Participate in tenants meetings with other housing personnel.
13. Assess reports of nuisance or anti social behaviour and refer to the Local
Services Team.
14. Provide cover in the absence of other resident Caretakers.
